Emergency Floorboard Repair After a Burst Pipe in Irvine
A burst pipe under the floor at a home in Irvine. Boards were lifted to give access to the pipework, then cut back in and made good afterwards — an insurance job handled from access through to reinstatement.
Emergency & Insurance Repairs — Irvine, North Ayrshire
Getting access without wrecking the floor
When a pipe goes under a floor, somebody has to open it up. There is a difference between smashing a hole through and lifting boards properly: boards taken up cleanly, cut over a joist rather than mid-span, and kept in one piece can go straight back down afterwards rather than needing replaced.
Insurance work
A burst pipe is usually an insurance claim, and claims want the work documented and done properly. Access, drying time and reinstatement are separate stages — the floor often cannot go straight back down because everything under it is soaked. Knowing that and planning for it saves the job being done twice.
Making it good
Boards cut in over joists, supported at the edges, fixed down and left solid and quiet underfoot. Once a floorcovering goes back over the top, you should not be able to tell where the repair was — which is the whole point.

Common questions
Do you do emergency joinery work?
Yes — burst pipes, leaks, storm damage and break-in repairs. Getting access quickly and safely, and making things secure and watertight again, is often the urgent part.
Do you do insurance work?
Yes. Work following escape of water and similar claims is common. It helps to photograph everything before anything is moved and to keep the insurer informed of what is being done and when.
Will the floor look the same afterwards?
That is the aim. Boards lifted carefully can usually go back down, cut in over joists and refixed so the floor is solid and quiet. Once a covering goes back over it, the repair should be invisible.
